Ellex Valiunas assisted EECP on the acquisition of a 4 255 sq m shopping centre

The law firm Ellex Valiunas assisted Norwegian real estate development company EECP on the acquisition of a shopping centre nearby Molėtai, which is leased by the retail chain Maxima and other companies.

A 4 255 sq m shopping centre located by the highway Vilnius-Utena was built in 2008.

EECP owns two companies in Lithuania: EECP Retail Properties II and EECP Retail Properties III. According to the data of the end of 2018, the total value of assets of EECP Retail Properties II amounted to EUR 36,3 million, while the total value of assets of EECP Retail Properties III – EUR 3,4 million.

The law firm Ellex Valiunas represented EECP in negotiations, performed the due diligence, advised and drafted the documents for the acquisition of a shopping centre. The project team included associate partner Julija Nikitaravičienė, senior associates Gabrielė Vazniokaitė and Galina Barin.

Ellex Valiunas assisted Hollister Incorporated regarding all legal aspects of construction of a new manufacturing plant in Kaunas

The law firm Ellex Valiunas advised a US company Hollister Incorporated, which on October 2 opened a new manufacturing plant in Kaunas, Lithuania. 

The company that specializes in developing and manufacturing medical products invests EUR 50 million in the new plant, 500 new workplaces are planned to be created. The construction of a 30 000 sq. m factory began in 2017.
 
Ellex Valiunas construction law expert Nijolė Vaičiūnaitė provided legal advice to the client regarding the development of a new factory, represented the client in negotiations with contractors, drafted contract agreements and ensured proper implementation of them.

Ellex Valiunas assisted Baltic Sea Properties in obtaining refinancing loan at bank Luminor for EUR 23.4 million

The law firm Ellex Valiunas assisted Norwegian real estate development company Baltic Sea Properties in obtaining refinancing loan at bank Luminor for EUR 23.4 million. The loan will be used to refinance 23 stores in Lithuania that are leased by the retail chain Norfa and the logistics centre where Rhenus Logistics is located.

According to the signed agreement, Luminor refinances financial liabilities of Baltic Sea Properties held in another bank in Lithuania and provides financing for other business needs.

According to the data of the end of 2018, the total value of commercial premises owned and operated by Baltic Sea Properties amounted to approximately EUR 104 mln. The company’s income from the lease amounted to EUR 7.67 mln. The company’s portfolio consists of 101.000 sq. m of commercial premises. Baltic Sea Properties is a listed company traded on Merkur Markets, Oslo Stock Exchange.
